What does IVRA mean?

IVRA stands for Inspection, Verification, Reporting and Advisory. It is the framework SafeOps Group uses to inspect, verify visible conditions, prepare clear reports and provide practical next-step recommendations.

Who uses SafeOps Group services?

SafeOps Group supports homeowners, property buyers, builders, owner-builders, mortgage brokers, banks, lenders, investors, property managers, NDIS providers, commercial clients, referral partners and delivery partners.

Are SafeOps Group inspections independent?

Yes. SafeOps Group provides independent, practical observations based on the agreed scope and what is visible and reasonably accessible at the time of inspection.

Are inspections visual only?

Most SafeOps Group inspections are visual and non-invasive unless otherwise agreed in writing. This means we do not open walls, remove fixtures, conduct destructive testing or certify concealed works.

How do I book an inspection?

You can submit a booking enquiry or request a quote through the website. SafeOps Group will review your service type, property location, scope, access requirements and timing before confirming the next steps.

What is the difference between Book Now, Quick Quote and Request Proposal?

Book Now is for standard residential services with clear scope. Quick Quote is for jobs that need basic review before pricing. Request Proposal is for commercial, custom, multi-site, WHS, NDIS, white-label or complex scopes.

What information should I provide when enquiring?

Please provide your contact details, service required, property or site address, preferred date, access details, urgency, and any photos, documents, builder claims, defect lists or plans that may help us understand the scope.

Can I upload photos or documents before booking?

Yes. Uploading photos, plans, claims, reports or issue lists helps SafeOps Group understand the scope and recommend the most suitable service pathway.

Do I need to be present during the inspection?

Not always. Access can often be arranged through the owner, agent, builder, supervisor, property manager, tenant, site contact or another authorised person.

Reports may include inspection details, site observations, photo evidence, visible defects or concerns, incomplete items, condition notes, access limitations, risk or priority comments and recommended next steps.

Are reports photo-backed?

Yes, where access and site conditions allow. Photos are used to support findings and provide clearer evidence of visible conditions at the time of attendance.

How quickly will I receive my report?

Report turnaround depends on the service type, urgency and complexity. Standard turnaround will be confirmed at booking or quote stage.

Can SafeOps Group customise reports?

Yes. Reports can be customised for commercial clients, brokers, lenders, property managers, NDIS providers, portfolio owners, white-label partners and recurring inspection programs.

Can reports be used for disputes?

A SafeOps Group report can help document visible conditions at a point in time. Legal or dispute advice should be arranged separately.

Progress Payment Verification is an independent visual review of construction progress before a staged payment or drawdown is released. Residential standard progress verification may be Buy Now eligible. Commercial progress payment verification is Quick Quote or Proposal only.

What is Commercial Progress Payment Verification?

Commercial Progress Payment Verification provides independent visual review of commercial construction progress, staged works or claimed completion before payment or funding release. Commercial scopes vary by site size, access, documentation, reporting depth, project value and stakeholder requirements, so they are not Buy Now.

What is included in a 5 Stage Inspection Package?

A 5 Stage Inspection Package generally covers key residential construction milestones such as slab, frame, lock-up, fit-off and completion. It provides stage-by-stage visibility throughout the build.

What is a Pre-Purchase Building Inspection?

A Pre-Purchase Building Inspection is a visual condition-focused inspection designed to help buyers understand visible defects, risks and maintenance concerns before purchase.

What is a Defect Inspection & Reporting service?

This service documents visible defects, incomplete works, workmanship concerns or handover issues with photo-backed findings and practical next steps.

What is a Building Condition Report?

A Building Condition Report provides broader visibility of a property or asset's visible condition. It may support ownership reviews, maintenance planning, asset management, lease records or portfolio reporting.

What is a Commercial Tenancy Condition Report?

A Commercial Tenancy Condition Report is a Building Condition Report variation for shops, offices, retail premises and leased commercial spaces. It can support lease entry, lease exit, make-good discussions, landlord records, tenant records, maintenance planning or property management review.

What is the difference between a WHS Snapshot and WHS Structured Audit?

A WHS Site Inspection / Snapshot Visit is a shorter, practical site visit focused on visible WHS conditions, key risks and immediate action points. A WHS Structured Audit / Detailed Report is more detailed and includes structured observations, photo-backed evidence and clearer action recommendations.

What is an NDIS / Disability Accommodation Inspection?

This is an observational property condition inspection for accommodation-related decision-making. It may consider visible condition, safety, access-related concerns, maintenance issues and general suitability observations.

What are White Label & Custom Inspection Solutions?

White-label and custom solutions allow businesses, consultants, brokers, property groups or partners to use SafeOps Group inspection and reporting support under an agreed branded, unbranded or customised arrangement.

Scope and limitations

Does SafeOps Group provide building certification?

SafeOps Group does not certify works under standard inspection services. Where formal certification, trade sign-off or specialist advice is required, SafeOps Group may help coordinate a suitably qualified delivery partner under a separate agreed scope.

Does SafeOps Group provide legal, financial or valuation advice?

No. Those decisions should be supported by the relevant adviser or professional.

Can SafeOps Group confirm full compliance with building codes or standards?

Standard reports are based on visible observations, not full compliance certification.

What areas can be inspected?

SafeOps Group inspects reasonably accessible areas within the agreed scope. Areas that are locked, unsafe, concealed, obstructed, too high, restricted or inaccessible may be excluded and noted as limitations.

What happens if access is not available?

The inspection may be limited, rescheduled or repriced depending on the access issue.

How is pricing calculated?

Pricing depends on service type, property size, location, access, urgency, document review, complexity and whether the job is standard, quote-based or proposal-based.

Are urgent inspections available?

Urgent, priority, same-day, after-hours or short-notice services may be available depending on scheduling and location. Additional fees may apply.

Do travel fees apply?

Travel fees may apply for locations outside standard service areas, outer-metro areas, regional areas, difficult access locations or multi-site work.

Are reinspection services available?

Yes. Reinspection services may be available where a return visit is required after rectification, completion, access issues or further review.

When do I pay?

Payment terms depend on the service type and booking pathway. Standard online bookings may require payment upfront, while quote-based and proposal-based work may follow agreed payment terms.

Yes. SafeOps Group can provide recurring inspections, condition snapshots, issue tracking, photo-backed summaries and portfolio-level reporting for clients managing multiple properties or sites.

Can SafeOps Group support banks, brokers and lenders?

Yes. SafeOps Group can provide independent visual reporting to support better visibility around construction progress, property condition, staged payments, drawdowns and asset-related decisions.

Does SafeOps Group offer a referral partner program?

Yes. Approved referral partners may refer clients requiring inspection, verification, reporting or advisory services. Referral arrangements are subject to eligibility, attribution, completed work and cleared payment.

Does SafeOps Group work with subcontract inspectors or delivery partners?

Yes. SafeOps Group may work with approved delivery partners and subcontract inspectors who follow SafeOps Group standards, templates, evidence requirements, conduct rules and reporting controls.
